Community types:	Rental senior living community: Residents sign an annual lease and pay a monthly fee. Continuing care retirement community (CCRC): Classic Residence by Hyatt operates primarily Type A CCRCs (called "life care" except in California) with on-site care centers featuring assisted living, memory support/Alzheimer's care and skilled nursing care. At Type A continuing care retirement communities, residents pay an entrance fee and a monthly fee. Residents who are approved for continuing care and who move to the care center continue to pay the same monthly fee they would have paid for their independent living apartment home, plus charges for extra meals and ancillary items. Care at these rates is available for an unlimited period for approved individuals. Because the monthly fee paid by an individual who has been approved for our life care program does not increase if that individual moves to the care center, the individual will typically pay less for care center services than he or she would pay for such services at a comparable care facility without a life care contract.
Schedule of fees:	Monthly fees at rental communities range from $2,500 to $7,500, depending on apartment size and level of care. CCRC entry fees typically range from the low $200,000's to $2 million and up; monthly fees start at approximately $1,900 and up, and vary by unit size and geographical location.
Innovations and unique programs:	Cuisine: Club-style dining in themed restaurants featuring menus prepared by classically trained chefs. Executive chefs attended "Techniques of Healthy Cooking" seminar at the Culinary Institute of America (CIA) at Greystone in Napa Valley, California. Executive directors attended "Quality Every Day" leadership training at the CIA. Classically Caring Cuisine™ menu items are among the selections available at every meal. Classically Caring entrées are generally lower in sodium and fat; desserts are generally lower in sugar. Beginning with Bistro 561, which opened in 2000 at Bentley Village, A Classic Residence by Hyatt in Naples, Florida, Classic Residence has implemented themed dining rooms at each new community. The themed dining rooms offer a more casual setting to complement the community's main dining room. On-site pastry chefs prepare an array of top-quality baked goods and desserts, including low-sugar items, all from scratch. Programs and events: All residents of Classic Residence by Hyatt communities are members of the Classic Club and can reserve guest accommodations at any of the participating Classic Residence by Hyatt communities across the nation at special Classic Club rates. Members enjoy a complimentary continental breakfast each day of their stay, special Classic Club prices for other meals, and use of the amenities and services at the host community. In addition, they can participate in the host community's resident programs and events. Classic Residence by Hyatt communities offer health and fitness programs that focus on wellness, such as yoga, tai chi, aqua aerobics, strengthening and flexibility exercises, and health screenings. Each Classic Residence by Hyatt community features a computer center with Internet and e-mail access.

Palo Alto, California: Continuing care retirement community with an extensive CCRC (Type A) program; opened in 2005. 388 independent living residences, 38 assisted living residences, 24 Alzheimer's care/memory support suites, and 44 skilled nursing suites. San Diego, California (Classic Residence by Hyatt at La Jolla Village): Type A CCRC opened in 1996; acquired in 1998. 227 independent living apartments.
